T. A. Shell Group, LLC was founded in 2007 by Teresa Shell in order to serve her brokerage clients in Texas. After significant growth of the company, the decision was made to re-brand the company to better meet the demands of not only the team members in Texas, but those in our Hawaii office as well. Shell Real Estate Services is committed to providing exceptional service to our clients. Teresa Shell has an robust understanding of the commercial real estate investment world and a considerable amount of experience regarding many aspects of commercial real estate investment transactions.
Ms. Shell began her commercial real estate career as a consultant with Ernst & Young, LLC's Real Estate Advisory Services group in Miami, where she spent several years working on national and international real estate engagements. Prior to joining Ernst & Young, LLP, Ms. Shell traded futures and options contracts in the natural gas transportation market for Koch Industries.
Over the years, Ms. Shell developed and managed real estate portfolios for governmental entities, private family trust funds, partnerships and joint ventures, consisting of primarily high net-worth individuals. Ms. Shell served as the Director of Fund Management for MMA Financial Advisory Services, an operating company for MuniMae (NYSE: MMA), In this role, she was responsible for managing approximately $3.5b of assets under management, consisting primarily of Low Income Housing Tax Credit multi-family commercial real estate investments. She managed and was a trustee for MMA’s REIT, Group Trust and a portfolio of Direct Placement investments. Ms. Shell previously served as MMA's Asset Management Division Director and Loan Servicing Division Director, where she was responsible for the staff of both divisions and MuniMae's asset-under-management.
Ms. Shell served as the Director of Portfolio Management for the Texas Permanent School Fund Real Estate Portfolio ("PSF"). As such, she was responsible for the design, implementation and execution of an institutional-quality, commercial real estate investment management policy and investment program. Included in the execution of this new business model for the PSF, Ms. Shell was charged with the investment of all available cash placed with external Fund Managers and internal investments made by PSF staff. Ms. Shell's implementation of this policy and program was a new endeavor for the PSF and was intended to be similar to that of any like-type institutional quality real estate investment funds. Ms. Shell was responsible for the fiduciary oversight of approximately $600,000,000 of assets-under-management and the investment of approximately $500,000,000 annual income and placement of approximately $300,000,000 of historical cash reserves with both external Fund Managers and commercial real estate investments sourced by internal staff.
Ms. Shell also served as the Low Income Housing Tax Credit Exchange Program Administrator for the Texas Department of Housing and Community Affairs, where she oversaw the administration of over $594,000,000 of Low Income Housing Tax Credit multi-family investments.
Ms. Shell also worked with City Real Estate Advisors ("CREA") to open and establish the Austin office. CREA is a Low Income Housing Tax Credit syndicator. Ms. Shell assisted clients in sourcing and closing on Low Income Housing Tax Credit equity investments (4% and 9%) across the United States.
Ms. Shell is a principal of BETCO Consulting, a full service affordable housing development consulting firm. Over the years, she has represented most of BETCO's clients in their site selection and contract negotiation process for the development of tax credit multifamily properties across the state. Given the growth of the firm and the recent tax incentives enacted by the federal government, Ms. Shell's focus is to create investment opportunities for clients in Texas and Hawaii.
Ms. Shell currently is the Managing Member of Shell Real Estate Services and serves clients in commercial brokerage, investment analysis, acquisition/disposition and development of commercial real estate properties. Shell Real Estate Services predominantly focuses on institutional grade multifamily site selection and development. The firm has a significant focus on Low Income Housing Tax Credit and Bond site selection, investments, asset management and development (9% and 4% investments).
Ms. Shell is a native of Wimberley, Texas, a scenic Hill Country community located in Central Texas between Austin and San Antonio. She graduated from Texas A & M University with a degree in Finance and Real Estate, is a licensed Texas and Hawaii Real Estate Broker and retains a Series 65 License. Ms. Shell holds the Certified Commercial Investment Member “ CCIM" designation, which is held by less than 1% of all commercial real estate practitioners.
Ms. Shell is on the Central Texas Commercial Association of Realtor’s (CTCAR) Board of Directors, is the 2020 CTCAR President-Elect and was the CTCAR Governmental Affairs Chairperson 2018-2019.
Ms. Shell previously served her community as a city of Wimberley Planning and Zoning Commissioner as well as Chairperson of the Wimberley Downtown District Committee. Currently Ms. Shell serves her community as a Wimberley City Council Member (Place Two). Ms. Shell is a member of the Wimberley Lion’s Club and was honored to be recognized as a 2019 Wimberley Lion of the year. Ms. Shell enjoys traveling and spends her time between her home in Texas, Hawaii, Tokyo and abroad.
Bryce Berta, a Wimberley native, has had a bit of an unorthodox career path. In 2014, Bryce graduated from Texas Tech University and obtained his B.A. in Business Administration focusing on Management Information Systems (MIS) and Management. However, his minor in Arabic and interest in international affairs led him to TTU’s Applied Linguistics M.A. program. During his time in graduate school, Bryce was granted a fellowship and taught English, both speaking and academic writing, to international M.A. and Ph.D. candidates. His studies focused on testing and evaluation and his research contributed to TTU’s International Teaching Assistant (ITA) program.
Following his graduation in 2016, Bryce set sail for Tokyo to work with an English consultation company. Bryce worked with a wide variety of clients ranging from university students to C Suite level executives to improve their English proficiency and prepare for public engagements.
Bryce returned to Texas in 2017 and obtained his salesperson’s license to work with Shell Real Estate Services. Given his data and detail oriented nature, much of his attention has been focused on mapping, site selection, and administrative work. Bryce is also the current Chairperson of the CTCAR Communications Committee and is a member of the Lion's Club in Wimberley.
During his time in Japan, Bryce met the love of his life who recently became his wife. Bryce enjoys experimenting with different recipes in the kitchen, history, and classic cars. He now divides his time between central Texas and Tokyo.
Until one is committed, there is hesitancy, the chance to draw back, always ineffectiveness. Concerning all acts of initiative (and creation), there is one elementary truth, the ignorance of which kills countless idea and splendid plans; that the moment one definitely commits ones self, then providence moves too. All sorts of things occur to help one that would never otherwise have occurred. A whole string of events issues from the decision, raising in one's favor all manner of unforeseen incidents and meetings and material assistance, which no man could have dreamt would have come his way. I have learned a deep respect for one of Goethe's couplets; whatever you can do, or dream you can, begin it. Boldness has genius, power, and magic in it.
